Understanding mold exposure and health often requires looking at both the home and the individual. Moisture assessment, environmental inspection and testing can help investigate potential sources, while exposure history and medical evaluation can help determine appropriate next steps. 

Mold is sometimes easy to recognize. It may appear around a window, on a ceiling or in another visibly damp area. In other situations, the source may be harder to identify. 

Leaks, flooding, plumbing problems, roof issues and persistent moisture can create conditions that allow mold to grow in places that may be overlooked. At the same time, people who share the same environment can experience very different health effects. 

That is why conversations about mold exposure and health often begin with two related questions: What is happening in the environment, and what is happening with your health?

Mold Exposure Often Starts With the Environment

Indoor mold growth generally begins with moisture. 

A leak, flood, plumbing problem, roof issue, persistent humidity or another source of water can create conditions that allow mold to grow. Sometimes the evidence is visible. In other situations, identifying the source requires a closer look at the building. 

An environmental evaluation may consider the history of the property, previous water events, moisture conditions, visible signs of growth, odors, HVAC concerns and other characteristics that could help identify a potential source. 

Inspection and environmental testing can provide additional information based on the building and the questions being investigated. 

Environmental findings can help identify potential mold sources and exposure pathways and provide information for decisions about the property. 

Corey Levy, CMI, CIE, Co-Founder of We Inspect and The Dust Test, said, “People often focus on what is happening inside the body without first understanding what may still be happening in their environment. What Is the Difference Between Mold and Mycotoxins?

Mold and mycotoxins are related, but they are different. 

Molds are fungi. Mycotoxins are naturally occurring compounds that certain molds can produce under particular environmental conditions. 

That distinction matters when interpreting information about an environment. 

Multiple mold species may be capable of producing the same mycotoxin, and an individual species may be capable of producing more than one. As a result, environmental findings need to be interpreted within the larger context of the building, potential exposure and the questions being investigated. 

The relationship becomes especially relevant when someone also has clinical information about possible exposure. 

Can findings from the home provide useful context for findings from the body? 

That is one of the questions Levy and Carnahan will explore during the live webinar, including how environmental and clinical information may contribute different pieces of an exposure investigation. 

What Do We Know About Mold Exposure and Health?

Research on mold exposure and health has established several effects associated with mold and damp indoor environments. 

According to the U.S. Environmental Protection Agency and CDC/NIOSH, these include allergic and hypersensitivity reactions, irritation and respiratory effects. Mold exposure may also trigger asthma attacks in people with asthma who are allergic to mold. Certain fungal infections can pose additional risks for people with weakened immune systems. 

However, individual responses vary. 

During a medical evaluation, patients investigating possible environmental exposures may also report nonspecific symptoms such as fatigue, headaches, difficulty concentrating, dizziness, sleep changes, muscle or joint discomfort and other concerns. 

These symptoms can have many possible causes. Their presence alone does not establish mold exposure as the cause. 

Instead, the timing, environment, exposure history and overall clinical picture can help a healthcare professional determine what warrants further investigation. 

One question people should consider is: 

Do you feel worse in a particular building and better when you leave? 

The answer is not diagnostic. Still, a consistent pattern may provide useful information to discuss with both environmental and medical professionals. 

Why Can Two People in the Same Home Respond Differently?

Living in the same building does not necessarily mean experiencing the same exposure or the same health response. 

The intensity and duration of exposure can differ based on where someone spends time in the building and other environmental circumstances. Individual susceptibility can vary as well. 

For example, asthma, allergies, immune status, existing respiratory conditions and other aspects of a person’s health may influence how they respond to a damp or moldy environment. 

Exposure × Host Susceptibility = Clinical Expression 

This framework helps explain why evaluating the property alone cannot answer every question about mold exposure and health.

How Do You Evaluate a Possible Mold Exposure?

There is rarely a single piece of information that answers every question about a suspected mold exposure. 

For the environment, the investigation can begin with the history of the building. Has there been flooding? A plumbing leak? A roof problem? Persistent moisture? Musty odors? Visible mold? HVAC concerns? 

Inspection, moisture assessment and environmental testing can then provide additional information depending on the property and the purpose of the investigation. 

For the individual, a healthcare professional may consider symptoms, their timing, medical history, possible exposures, physical findings and other potential causes. Relevant laboratory or organ-specific evaluation may also be considered based on the individual. 

This distinction is important: 

Environmental evaluation helps characterize the building and potential exposure. Medical evaluation helps assess the health of the individual. 

Considering both perspectives can provide a clearer framework for evaluating mold exposure and health. 

Testing is one part of that process. The significance of any environmental or clinical test depends on what was tested, how the sample was collected, what question the test was intended to answer and how the result fits with the rest of the available information. 

The webinar will go deeper into how Levy and Carnahan approach these different sources of information, including what environmental findings may reveal and how physicians can evaluate them alongside a patient’s history. 

What Should You Do First if You Suspect Mold Exposure?

If mold or an ongoing moisture problem is identified, correcting the environmental source is a foundational step. 

That can include stopping water intrusion, correcting the underlying moisture problem, determining the extent of affected materials and pursuing appropriate remediation when needed. 

Reducing continued exposure also creates a clearer starting point for evaluating health concerns. 

For someone experiencing symptoms, medical evaluation can occur alongside the environmental investigation. A healthcare professional can consider the person’s history and symptoms while evaluating other possible explanations and determining whether additional testing or medical support is appropriate. 

This environmental-first approach is an important part of evaluating mold exposure and health because an ongoing source can continue to affect the conditions being investigated. 

After the source has been addressed, some people may have another question: 

What if I am still experiencing health concerns? 

Physician-led approaches may differ based on the individual and can include nutritional support, binders and other supportive strategies when medically appropriate. 

The sequence of those steps matters, according to Carnahan, and will be one of the topics discussed during the September 17 webinar. 

Where Does Therapeutic Plasma Exchange Fit?

Therapeutic Plasma Exchange, or TPE, is a medical procedure in which plasma is separated and removed from the blood, replacement fluid is provided and cellular components are returned to the patient. 

TPE has established medical applications for specific diseases and clinical conditions. Research is also examining whether the procedure can reduce certain environmental substances circulating in plasma.

Consider when symptoms occur and whether you notice a consistent difference when spending time away from a particular building. 

  1. What can an environmental evaluation tell me?

Building history, inspection, moisture assessment and appropriate environmental testing can help identify potential sources and characterize conditions in the property. 

  1. What information should I share with my healthcare provider?

Your symptom timeline, relevant medical history, possible exposure history and environmental findings can provide context for a medical evaluation. 

  1. If a potential exposure isidentified, what comes next?

Correct the moisture source and address the environment. Health concerns can then be evaluated individually to determine what additional steps may be appropriate.
